We open the housing, check the line voltage under load, and replace the surge module and relay if needed. Usually a same-visit fix.
  • PPWR post-mounted keypads going dead after heavy rain. The gaskets on these are good, but Los Angeles sprinkler overspray is not something the factory engineers planned around. Water creeps in through the keypad membrane over time, and the board corrodes at the connector edge. If the keypad is still showing voltage at the terminal but not responding, the membrane and gasket get replaced, the board gets cleaned and resealed, and we photograph the job before closing it up.
  • Telephone entry miscommunication with newer LiftMaster gate operators. When a home upgrades to a modern LiftMaster operator but keeps the older phone entry panel, the communication dry contact doesn’t always match the new board’s input logic. The panel calls the house, the resident presses 9, and nothing moves. We add a relay buffer or reprogram the operator’s input type, then document the wiring change so the next technician sees exactly what was altered. This is one we see on Mulholland Drive properties where the gate was automated twenty years ago and patched since.
  • Internet gateways dropping offline with SMART and CAP2D systems. The gateway loses its cloud connection and the homeowner’s app still says “gate open” when the gate is closed. In canyon neighborhoods, the Wi-Fi signal at the gate is often one bar and intermittent. We check the gateway’s RSSI, move or extend the antenna, and reconfigure the connection. If the homeowner’s router is the problem, we say so and write down what the service provider needs to know.
  • Remote controls that stop working only at night. This one sounds like a ghost. It’s almost always a photo-eye or edge sensor with a failing infrared emitter whose output drifts when ambient light falls. The gate interprets the weak signal as an obstruction and ignores open commands. LiftMaster remotes are fine; the safety loop is not. We test the beam alignment with a meter, not by waving a hand, and replace the sensor if it reads below spec.

One Los Angeles-specific reality: hillside properties with long gate runs and salt air from the coast corrode terminal blocks faster than the flat inland neighborhoods. We see this most on LiftMaster systems installed before 2016, when the original terminal screws were still plain steel instead of coated.
