FAAC Gate Parts & Welding in Los Angeles: What to Know First

We provide independent FAAC gate parts and welding across Los Angeles, from hinge replacements on 400-series swing operators to cracked-post repairs under S418 and C720 control boards. Most FAAC-specific parts jobs finish same-visit when the component is on the truck; custom welding runs one to three days depending on the fabrication. Prices are written and handed to you before any work starts, so the number you approve is the number you pay.

This page is for the FAAC owner who already knows their gate isn’t moving the way it should and wants the actual fix, not a sales pitch for a new opener. Call (213) 674-2473 and a live person answers.

How FAAC Products Fail - and How We Fix Them

  • 400-series swing arm bracket shears at the clevis pin. The FAAC 400 and 402 operators use a forged steel arm that transfers a lot of torque through a single clevis pin at the gate leaf. In Los Angeles, where many homes sit on sloped driveways, the gate leaf drifts slightly out of plane over time, and that drift loads the pin sideways until it snap. We see this constantly on hillside properties off Mulholland. The fix is a new clevis pin, a re-shimmed bracket, and welded gusset plates if the original mounting pad has started to crack.
  • S418 and C720 controllers hold water at the bottom gland nut. FAAC’s plastic-cased control boards are well-sealed except at the bottom where conduit enters. On Los Angeles properties with irrigation systems running near gate posts, water wicks up the conduit and pools inside the housing. Corrosion eats the relay terminals first, then the board. We open the enclosure, photograph what we find, dry the housing with compressed air, replace the corroded terminals, and seal the gland nut with dielectric grease before it goes back together.
  • Hydraulic 770-series operators develop soft close from nitrogen bladder loss. The FAAC 770 and 844 hydraulic operators lose nitrogen charge over five to seven years, which makes the gate close fast and slam at the travel limit. Owners often mistake it for a broken hinge because the leaf shudders. We recharge the bladder, check the relief valve setting, and adjust the limit cams. If the bladder is ruptured, it’s an operator-level repair, not a weld job, and we’ll tell you that before quoting anything.
  • Gate leaf hinges on FAAC estate gates wallow out at the bearing blocks. Heavy wrought-iron and steel leafs, running daily, oval out the hinge bores where the pin rides. On FAAC systems with 750 and 844 operators pushing large leafs, this is the number one reason a gate starts dragging or binding. We weld up the ovaled holes, re-bore them to spec, and press in new bronze bushings so the leaf swings true again. A new hinge alone won’t fix a wallowed bearing block.
  • Aftermarket FAAC-compatible arms and brackets fail faster than OEM in coastal salt air. Los Angeles isn’t all salt, but from Venice up through Pacific Palisades, the marine layer settles on every exposed steel component. Cheap aftermarket arms are plated, not powder-coated, and they rust through at the welds within two seasons. We stock FAAC OEM arms for common 400-series models and use American-made steel for any custom bracket work, powder-coated to match the original finish.

Our FAAC Gate Parts & Welding Process

Our FAAC Gate Parts & Welding Process
  1. 1
You call, a live person answers. We ask what the gate is doing, or not doing. You describe the symptom in your own words. We tell you what it sounds like and schedule the visit.
  2. 2
We diagnose on site, before quoting. Our tech opens the operator, checks the arm geometry, measures hinge play with a dial indicator, and photographs everything. You get a written report of what was found, in plain English, with pictures.
  3. 3
Parts decision, made transparent. If it’s a part that sees high stress or safety function, we recommend FAAC OEM. If an American-made aftermarket component matches or exceeds spec, we tell you that too and let you choose. The price is written before we pick up a tool.
  4. 4
The repair or weld, done right the first time. For welding work, we grind, bevel, weld, and passivate. Then we prime and paint so the repair doesn’t announce itself with a rust streak in six months.
  5. 5
Testing and documentation. We cycle the gate a minimum of ten full open-and-close sequences, check limit settings, confirm the photo-eye and reversing edge work, then photograph the final state. You get a complete photo log and a record of part numbers installed.

What FAAC Gate Parts & Welding Costs in Los Angeles

Job Typical Los Angeles Range
Clevis pin and bracket re-shim, 400-series $185-$340
Hinge replacement with new bronze bushings, one leaf $280-$520
Post repair with gusset welding, in place $350-$700
Custom arm fabrication for non-standard gate geometry $400-$850
Control board corrosion repair (terminal replacement, reseal) $220-$480
Rail repair or re-alignment on slide gates, per section $300-$650

Several things move the price: the weight of the gate leaf (a 600-pound estate gate costs more to safely brace than a 200-pound driveway gate), access (hillside posts on the Mulholland corridor take equipment and extra setup), and whether we’re fixing one hinge or three. Every number above is a real-world range for this market. When we quote yours, it’s in writing, itemized, and signed before work begins. Estimates are free. Call (213) 674-2473.

Why Los Angeles Homeowners Call Vance Gate Repair Los Angeles for FAAC Work

Why Los Angeles Homeowners Call Vance Gate Repair Los Angeles for FAAC Work

We service nine gate-automation brands, not just FAAC. That matters when a property has a FAAC swing operator on the driveway, a LiftMaster slide gate on the side yard, and DoorKing keypad access at the pedestrian entry. One company that knows all of them means one service record, one phone number, and no finger-pointing between vendors when something in the middle misbehaves. We also work on Mighty Mule and Ghost Controls units when they show up on lighter residential gates.

Every FAAC job we complete in Los Angeles carries the 365-Day Done Right Promise: if the repair isn’t right, we make it right, no fee and no argument, within a full year. We show up with background-checked, uniformed technicians whose name and photo you get before arrival. And as an independent FAAC service provider, we’re not tied to a manufacturer’s sales agenda. Our recommendation is the fix that makes sense, not the replacement that makes FAAC money. Name what you found, name what it costs, name what you left behind. That’s how we work.
