FAAC Gate Motor Replacement: The Los Angeles Owner’s Guide
FAAC gate motor replacement in Los Angeles typically runs $850 to $2,400 installed, depending on the model family, arm configuration, and whether the existing mounting brackets are reusable. We stock the most common FAAC-compatible motors and control boards on the truck, and most swing-gate motor swaps take one visit. The phone number to reach us is (213) 674-2473, and a live person picks up.
The way most Los Angeles homeowners find out their FAAC motor has failed is simple: the gate worked on Tuesday and didn’t on Wednesday. Sometimes it hums and won’t move. Sometimes it’s dead silent. Occasionally, oil has leaked down the column and onto the driveway. By the time they call us, they’ve usually already searched for the model number and read enough to know the motor, not the remote, is the problem. That’s who this page is for.
Which FAAC Models This Applies To
We see three FAAC motor families on residential gates across Los Angeles more than any others: the 400 series (mostly the 412 and 415, found on older swing gates in the hills around Sherman Oaks and Encino), the 414 and its long-stroke variant, and the newer 390 and 391 operators that show up on more recent installs in places like Brentwood and the Palisades. The C720, C721, and S450H are the hydraulic models we occasionally encounter on estate properties, usually along Mulholland Drive and in Bel Air. If you don’t know which one you have, look for the rating plate on the motor body: the model number is stamped or printed there, not on the control board.
Here’s the compatibility gotcha that costs people money: the FAAC 412 and 415 share a housing profile, but the 415 is the longer-stroke model, and installing a 412 where a 415 was specified leaves you with roughly three inches less gate travel. We’ve seen contractors make that substitution to save money, then the gate never fully closes. If your plate says 415, the replacement must be a 415 or an equivalent-stroke unit. On the control-board side, the older 455D board is not a direct drop-in for the E024S: the limit-switch wiring and the capacitor terminals are different, and plugging in the wrong board can fry the new board the first time it tries to start the motor.
Vance Gate Repair Los Angeles is an independent service provider and is not affiliated with FAAC. We install both OEM FAAC parts and quality aftermarket equivalents when they make sense. For motors themselves, we lean OEM: the gear metallurgy and limit-switch tolerances are tighter than what we’ve seen from budget rebuilds. For capacitors and relays on the board, aftermarket is usually fine. We name the part and the reason, and the written price lists exactly which one you’re getting.
Signs Your FAAC Gate Motor Replacement Is Failing

- Humming but no movement. The motor is getting power and trying to start, but the start capacitor has failed or the gears inside the operator have stripped. On hydraulic models, this often means the pump is running but the bypass valve or fluid level is compromised.
- Gate opens partially, then reverses or stops. This is usually the limit switch drifting out of adjustment, but if the motor runs hot and trips the thermal overload after a few cycles, the motor windings themselves are starting to fail under load.
- Oil leaking from the operator. On the C720 and S450H hydraulic units, this is a seal failure. Once the reservoir runs low, the pump cavitates and the motor burns up quickly. A leaking hydraulic FAAC motor is not worth rebuilding in most residential cases.
- Loud grinding or knocking while the gate moves. Gear wear inside the worm drive. We hear this most on gates in the hills where the motor has spent years fighting winds off the canyon. Once the gear lash is audible, the next stage is a seized operator.
- Gate worked until a power event, now dead. A brownout or surge through a Los Angeles DWP circuit can take out the control board while leaving the motor intact. We test the motor with a known-good board before we quote a replacement; sometimes the motor is fine and only the board died.

AfterReplacement Cost & What’s Included
Here’s the straight pricing picture for Los Angeles. We write these numbers on paper before any tool comes out of the truck.
- FAAC 390 / 391 motor replacement: $850 - $1,400 installed
- FAAC 412 / 414 / 415 motor replacement: $1,100 - $1,800 installed
- FAAC C720 / S450H hydraulic operator replacement: $1,700 - $2,400 installed
- Control board only (455D or E024S): $400 - $750 installed
- Start capacitor replacement: $120 - $200 installed
What drives the range is the condition of the existing mounting hardware and the arm brackets. If the original installer used the right plates and bolts, this is a straightforward swap. If the brackets are rusted, bent, or welded in place by some previous repair, we charge for the additional fabrication time and the new hardware. That’s named on the written estimate before work starts, under Haven Standard Clause 1. The 365-Day Done Right Promise covers the work for a full year: if anything about the replacement isn’t right, we fix it with no service fee and no argument.
DIY or Call Us?

A FAAC gate motor replacement involves line voltage, high-torque moving parts, and limit switches that must be set precisely. The 120V AC models can deliver enough torque to crush; the gearbox internals can mangle fingers; the capacitor holds a charge after power is disconnected. We’re direct about this: this is not a part to swap with a YouTube tutorial and a Saturday. Electrical work on a gate operator is one of the few things we’ll tell a homeowner flat-out not to do themselves.
What you can safely check: whether the breaker is tripped, whether the manual release handle moves freely, and whether the gate itself is binding at the hinges. If the gate post is out of plumb, any new motor will struggle and fail early. You can also photograph the rating plate and send it to us before we come out, so the technician arrives knowing which part family we’re dealing with. But when the motor itself is done, let someone who does this weekly handle the swap. Call (213) 674-2473 and you’ll get a real person, not a queue.
FAQs
In Los Angeles, a correctly installed FAAC motor on a properly balanced gate lasts 8 to 12 years, with the coastal canyon areas on the shorter end because wind loading puts constant strain on the operator and the mount. Heat is less of an issue here than it is inland, but salt air in the beach communities accelerates corrosion on the mounting hardware and the arm brackets. We’ve replaced motors in Pacific Palisades that failed at six years and ones in the flats that ran for fourteen.
Sometimes, but only for specific failures: a start capacitor, a limit switch, or a solenoid on a hydraulic unit can be rebuilt at $120 to $400. Once the motor windings short, the gearbox strips, or the pump seals blow on a hydraulic unit, repair costs approach replacement cost and the reliability isn’t there afterward. We’ll tell you which one you’ve got, because quoting a full replacement when a $150 capacitor is the actual problem is not how we work. Call (213) 674-2473 and we’ll test the motor before we quote.
Most FAAC swing-gate motor replacements in Los Angeles take two to four hours on site, including removing the old operator, mocking up the new one, setting the limit switches, and running the gate through ten full cycles. If we’re also rebuilding the mounting plates or doing any welding, add an hour or two. We quote the labor time in writing upfront, and the flat price doesn’t change if we’re on site longer than planned. Under Haven Standard Clause 4, you get a photo record of every limit-switch reading and the part number installed before we leave.
We stock FAAC motor units and control boards on our trucks for the most common Los Angeles models: the 390, 391, 412, 414, 415, and the 455D board. Hydraulic C720 and S450H units usually require a next-day order, and we tell you that before scheduling so there’s no surprise on installation day. If your model isn’t on the truck, we can get most FAAC parts within one to two business days through our supply chain. Call (213) 674-2473 and describe the model on your rating plate; we’ll tell you upfront if it’s a same-day swap or a scheduled one. Estimates are free either way.
