BFT Gate Installation in Los Angeles: What to Know First

We install, replace, and wire BFT gate operators across Los Angeles as an independent service provider, not a manufacturer-authorized shop. A typical BFT gate installation runs one to two days from the time our technician arrives, depending on whether we’re fitting a new operator to existing gate structure or doing a full gate-and-operator job. Every BFT installation in Los Angeles gets a written price before work starts. That’s not an estimate we sketch on a napkin and revise later. It’s the number we charge. Call (213) 674-2473 and a live person answers, any hour.

This page is for homeowners in Los Angeles who already have a BFT operator, or are considering one, and want to know what a proper installation actually involves. If you own a BFT Deimos, Aria, or Rigel, or you’re planning a driveway gate that will run a BFT motor, the details below are written for you.

How BFT Products Fail - and How We Fix Them

BFT operators are generally well-made, but after installing and repairing them across Los Angeles since 2014, we’ve learned exactly where they go wrong. These are the failure modes we see most often on BFT gate installations, and what we do about them.

  • Limit-switch sensors that drift on Deimos and Aria models. The Deimos and Aria series use magnetic limit sensors, and on gates that get direct sun in the San Fernando Valley or along the foothills, the sensor brackets expand and contract with heat. Over time, the sensor creeps out of position. The gate starts stopping short or over-traveling by a few inches. We reset the sensor, torque the bracket correctly, and photograph the final position so you can see the fix.
  • Capacitor failure on Rigel BT models. The Rigel BT is common on Los Angeles sliding gates because it’s compact, but the start capacitor is a known weak point. When it goes, the motor hums and the gate doesn’t move, and the homeowner is usually told the whole operator needs replacing. It doesn’t. We replace the capacitor, test the motor windings, and most of the time the operator runs fine for years more.
  • Control-board lockups from voltage spikes. Los Angeles neighborhoods with older transformers and frequent power interruptions are hard on BFT control boards. A spike doesn’t necessarily kill the board, but it can scramble the programming. The gate may refuse to respond to the remote, or the auto-close function disappears. We check for a factory-reset issue before ordering a replacement board, and we add a surge protector at the disconnect if the property shows recurring voltage problems.
  • Plastic gear wear on smaller BFT swing-arm models. The lighter-duty BFT swing operators use a nylon worm gear that eventually strips. In Los Angeles, where gates cycle more often on busy streets, we see this at around eight to ten years. It’s a predictable wear item. We replace the gear set with OEM parts and check the motor shaft for play at the same time. Skipping that check means repeating the job a year later.
  • Improper first-installation wiring from the original contractor. We see this more than any single component failure. BFT boards require a specific terminal order for the photo-eye and the safety edge, and when they aren’t wired correctly, the gate either won’t auto-close or it refuses to open at all. We trace the wiring, correct the terminals, and document the repair with a wiring photo. That’s our habit on every job, going back to the commercial access-control work Adrian started in 2014.

Our BFT Gate Installation Process

Our BFT Gate Installation Process

Here’s what a BFT gate installation looks like when we do it. No surprises, no discovered costs halfway through.

  1. 1
Site check and measurements. We look at the gate’s weight, the hinge condition, the post spacing, and the available electrical service. On a swing gate installation, we measure the gate leaf and calculate the force requirement against the BFT operator’s rating.
  2. 2
Written scope and price. Before anything is ordered or touched, you receive the full scope of work with a flat price. This is Haven Standard Clause 1: have it in writing. It includes parts, labor, and any concrete or electrical work the installation requires.
  3. 3
Parts decision. We discuss OEM BFT parts versus quality aftermarket where it matters. On control boards and limit sensors, we use OEM. On brackets and some mounting hardware, a quality aftermarket part works as well. You get the part numbers in writing before installation.
  4. 4
Installation. The operator is mounted, the wiring completed, the safety devices connected and aligned, and the travel limits set. On every BFT gate installation in Los Angeles, we check the photo-eye alignment in both directions and verify the safety edge or loop detector triggers at the correct point.
  5. 5
Load testing. We cycle the gate twenty or more times. The motor should start cleanly, the gate should not shudder, and the auto-close should trigger without hesitation. If anything is off, we adjust before we leave.
  6. 6
Documentation and cleanup. You receive a photo record of what we installed, the final limit positions, the wiring at the board, and the part serial numbers. We leave the site clean. Then we hand you the written record of the job.

What BFT Gate Installation Costs in Los Angeles

BFT gate installation prices in Los Angeles depend on the operator model, the gate configuration, and whether we’re replacing an existing operator or doing a full installation from scratch. Here are the ranges we see most often.

  • BFT swing-gate operator installation, single gate: $1,450 - $2,200
  • BFT sliding-gate operator installation, including rack and mount: $1,800 - $2,900
  • Full BFT double-gate installation, two operators, synchronized: $3,200 - $5,500
  • BFT operator replacement on an existing gate structure: $950 - $1,600
  • BFT control-board replacement, programmed and tested: $480 - $850

The price moves based on gate weight, how far the electrical run is from the panel, and whether the existing gate hinges or posts need attention before the operator mounts. You’ll see the final number in writing before we start, and that number doesn’t change at the end. Call (213) 674-2473 for a free estimate.
